The researched roster, scope and delivery timing are confirmed after ordering. Full refund if we cannot fulfil the report. A partial roster is labelled partial; an advertised sale may still be cancelled or postponed.

How are scope and fees agreed?

An investor meeting establishes your strategy and the assignment scope before commissioning. The starting $1,500 MCR fee covers the agreed research, coordination, analysis and integrated report. Title searches, attorney reviews, contractor evaluations and any required specialists are quoted separately at cost and agreed before ordering.

Scope, availability, delivery timing and the total budget are confirmed before work begins. After the meeting, Matias sends an invoice or bank-transfer instructions directly; no report payment is collected through the booking calendar. Complex properties or expanded assignments receive a separate quote. Professional coverage, dates, access limits and unresolved findings are stated clearly; no return or complete title clearance is guaranteed.

All reports distinguish available facts, estimates and unresolved questions. Sources and supporting notes stay inside the report. PRS and FAR support initial screening; due diligence investigates one shortlisted property in depth.

How much does a report cost?

PRS is $25 USD per property. FAR is $150 USD per auction, with the researched roster and scope confirmed after ordering. The Property Due Diligence Report starts at $1,500 USD per property for MCR’s research, coordination, analysis and report. Professional fees are quoted separately at cost. Scope and total cost are confirmed before work begins. Custom Investor Analysis is quoted separately. PRS and FAR orders are saved on this website. Customers pay securely by card for their research order first. We then prepare the research and confirm delivery timing. Full refund if we cannot fulfil the report.

When and how will I receive it?

Property Report Summary: Typically 2 hours after confirmed order and payment.

These are estimated turnaround times, not guaranteed deadlines. We will flag document or contractor delays promptly. Reports are delivered by email as self-contained PDFs. Custom analysis follows the timing agreed in your quote.

Does the report identify every lien?

PRS and FAR record available findings and identify gaps; they do not include a professional title search. The Property Due Diligence Report integrates the title searches and legal reviews commissioned within its agreed scope. Coverage, exclusions, dates and unresolved issues are stated clearly. No report guarantees complete title clearance.

Will you tell me how much to bid?

The reports do not prescribe a maximum bid. They present research, stated assumptions and unresolved issues to support your own evaluation. Due diligence compares investment scenarios using your acquisition assumptions and intended strategy.

Can I choose a specific auction?

Yes. Choose your report and enter the property or auction details, then select the court or organizer and advertised date. PRS also requires the full property address and court index number. If a non-court sale has no index number, enter its property lot or sale reference instead. FAR identifies the auction; add the time or session reference if needed. For due diligence, choose an available meeting time in the booking calendar. Matias will confirm the scope and whether the timing can be accommodated.
